Thoroughbred Consultants offers a site visit to better help you understand the existing problems and then provide you with detailed proposals and budgets that include a thorough roof analysis report, design Architectural Plans and Specifications, and Construction Management, as required.

ROOFING—Thoroughbred provides a thorough roofing analysis which includes a review of all previous leak history, a review of the substrate deck, the type of roof(s) in place, and the mechanical and sheet metal as it relates to the roofing watertight integrity. Provide recommendations, scope of work and budgets.

WATERPROOFING—Thoroughbred provides a thorough waterproofing analysis, which includes a review of all previous leak history, a review of the wall structure and type, i.e., concrete, pre-cast concrete, brick EFIS, metal or glass. The existing waterproofing products used like acrylic, elastomeric, clear sealers etc. Provide recommendations, scope of work and budgets.

SEALANTS & CAULKING—Thoroughbred provides a thorough waterproofing analysis, which includes a review of all previous leak history, a review of the joint sealants such as materials in place at the concrete or pre-cast panel-to-panel joints, and metal to glass joints. Provide recommendations, scope of work and budgets.

PATIO & PLAZA DECKS—Thoroughbred provides a thorough waterproofing analysis, which includes a review of all previous leak history, a review of the patio and plaza substrate surface, waterproofing products used if any condition, the substrate panel to panel joints and expansion joints. Provide recommendations, scope of work and budgets.

BALCONY DECKS & STAIRWAYSThoroughbred provides a thorough dry rot and waterproofing analysis, which includes a review of all previous leak history, a review of the structural attachments, the framing and dry rot conditions if any exist. Provide recommendations, scope of work and budgets.

PARKING STRUCTURESThoroughbred provides a thorough substrate and waterproofing analysis, which includes a review of all previous leak history, a review of the waterproofing products used, the substrate cracks, expansion joints, building to substrate joints, and relative parking space alignments including American Disabilities Act code approvals.

BELOW GRADE WATERPROOFINGThoroughbred provides a thorough waterproofing analysis, which includes all previous leak history, a review of the below grade water intrusion problems, vertical to horizontal structural and architectural connections and any seismic conditions that may have caused damage or leakage. EXPANSION JOINTSThoroughbred provides a thorough substrate to expansion joint analysis, which includes a review of all previous leak history, a review of the metal and rubber conditions, the attachment conditions, and performance as related to the expansion and contraction. EXTERIOR WALL COATINGSThoroughbred provides a thorough substrate to coating analysis, a review of all previous leak history, a review of the waterproofing products used like a clear sealer, an elastomeric coating or an acrylic coating. Provide recommendations, scope of work and budgets.

GENERAL CONSTRUCTION MANAGEMENTThoroughbred provides a project manager / inspector full time, 8 hours a day or part time 4 hours a day as required based on the scope and size of the project and as authorized by the building owner prior to any construction contract being issued.  Provide recommendations, scope of work and budgets.

HISTORICAL RENOVATIONSThoroughbred provides a thorough building analysis for complete renovation, roofing, or waterproofing as needed. If a historical building is damaged beyond exact historical interior upgrades then an exterior only historical upgrade can be accomplished (classified as adaptive renovation) and then the interior can be upgraded to current codes and regulations. How do you win the TOBY award?

Even if you are not trying to win the TOBY award, you want “Your Buildings Restoration” project to be completed on time, under the established budget and most importantly “Without Problems.” How do you ensure that your Roofing and Waterproofing project will be a success? You start by assembling a winning team that includes the Facility Management, Building Consultants, Contractors, and Manufacturers of proven products.

The exterior renovation of this award winning building at 180 Grand Avenue in Oakland, California began with the C B Richard Ellis, Inc. property management team of Beth Cobb and John Eckmann choosing a proven Architecture and Construction Management firm specializing in this type of project and who could provide detailed plans and specifications centered on the specific requirements of this building.

180 Grand Avenue, consists of a 15 Story commercial office building with a detached 10 story parking structure. Ted Castellanos of Thoroughbred Consultants Group, an Architecture and Construction Management Company, was brought in to evaluate the building requirements. Mr. Castellanos, after interviewing with the CBRE management team, gathered all of the prevalent information regarding their concerns and requirements, he then designed the detailed plans and specifications, including bid documents that would be used by highly qualified contractors and manufactures that could successfully implement and complete this project and who could provide the stringent warranty required.

The roofing portion of the specifications was based on Firestone Building Products 4-Ply SBS Modified roof system that would be completed with a top coat of white acrylic coating to comply with Title 24 and all City of Oakland Uniform Building Code requirements. Jeff Berg of CRI / Firestone was brought in to provide the materials and the 20-year warranty. “It was a pleasure working with CB Richard Ellis, Thoroughbred Consultants, and State Roofing Systems on this project. The desire by all parties to install a proven roofing assembly made the process easy! We are proud to have been a part of the design team on this award winning project and wish to congratulate State Roofing Systems on another job well done!” State Roofing Systems, Inc. was selected by Mr. Castellanos as the roofing applicator due to their excellent rating among contractors and due to their extensive familiarity and experience with this type of “High-Rise” project and the installation of the specified roof system. “The combination of Beth and John at CBRE along with the professional help from Thoroughbred Consultants and CRI really made the difference on a project that had so many different aspects. It really was a pleasurable experience and quickly became one of my favorite projects” Tom Shannon of State Roofing Systems, Inc. recalls. This project had many restrictions, such as parking and sensitive tenants, along with the fact that the existing roof system, that was to be removed, was comprised of Asbestos Containing Roofing Material (ACRM). After securing all of the required City of Oakland permits for street closure, roofing work and the posting of signs to notify all of the surrounding neighbors, State Roofing Systems, Inc. then loaded materials onto the roof and removed the ACRM on Saturday’s utilizing a large crane operation that took up two city blocks.

Thoroughbred Consultants Group required weekly project update meetings whereby all parties involved attended to discuss any issues, resolve them and to update CBRE on project costs and schedules. Having this team of professionals that could work together allowed for the completion of the project, even if unforeseen problems and changes arose.

The end result was a very successful project that progressed smoothly with a limited amount of concerns for the management team, and the finished project was completed on time and under budget.

180 Grand Avenue is now one of the most desired properties in the Bay Area due to its location and all of the improvements that occurred to the interior and exterior. back to the top
